Here’s the details:
FOUNDATION: Lay the foundations for financial freedom
Step 1: Purchase your 2 foundational properties and build a granny flat on each of those properties.
The aim is that these properties will pay for themselves and go on to deliver you financial freedom once the debt is completely paid off.

- Each property has a principal and interest loan over 25 years
- Each property should be approximately cash flow neutral up to a 5% interest rate
- The numbers don’t have to be exactly this, you can change the numbers based on your circumstances and goals
The aim is for these properties to be paid off over the life of the loan (baring unfortunate circumstances). So now your focus shifts to paying off the debt quicker.
ACCELERATION: Speed up the process of achieving financial freedom
Step 2: You now focus on paying off the debt on your foundational properties faster, buying more foundational properties or making a positive change in your life.
Paying down debt can be done in a number of ways
- Invest in more properties and use capital growth or cash flow to pay off debt
- Earn more through your employment and use the extra money to pay down debt
- Spend less and use the extra savings to pay down debt
- Start a business and use income from the business to pay off the debt
Growing your foundation is all about expanding your portfolio from 2 properties to 3 or more properties using the same or a similar strategy.
Now that you have your foundational properties you don’t need that job you hate anymore to save for retirement. Now could be the time to make a change for the better in your life. Change careers, move locations, work less and live more.
LIFESTYLE: Live your life your way
Step 3: After your foundational properties are paid off completely, you can take the income from those properties and pay yourself a wage.
Without debt you will be financially free!
This is just the beginning of the journey. Now you can work out what to do for the rest of your life.
WHAT ABOUT YOUR HOUSE?
Owning your own home is an important goal for many people but it is not required for financial freedom, which is why the 2 Properties to Financial Freedom strategy doesn’t focus on it.
You can purchase your own home before purchasing your foundational properties. Often the capital growth in your home can be used to finance your foundational properties. Or you can purchase your home after the foundational properties. It’s up to you.
WHAT IF I ALREADY OWN MORE THAN 2 PROPERTIES?
Not a problem. We can discuss how these properties align with your longer-term goal of financial freedom.
If its so easy then why doesn’t everyone do this?
The problem with the property industry is there are so many different ways to achieve the same result.
There are spruikers online (and at at events) that will tell you, you need to buy five, ten, fifteen or even twenty properties to achieve financial freedom. There are others who will tell you need to take on massive debt to achieve your goals, while others will show you how to get rich quick (these ones make me sick). These strategies are not only daunting, but very risky.
The amount of information online can be overwhelming and stops many of us from designing a strategy that works for us and taking action.
For most of us its not about having the biggest house, or car or …(fill in the blank)…, its about spending time with the people we care about, having choices, traveling, looking after our minds and bodies, helping other, and doing work that makes us feel good.
So why only 2 properties?
To achieve a passive income of $100,000 per year, you could own ten properties that provide you with $200 a week, or you could own two properties that provide you with $1000 a week.
Anyone who has built a large portfolio will tell you how much management goes into maintaining it. A lot of investors also underestimate the entry and exist costs associated with buying and selling real estate.
There is also significantly more debt and risk associated with owning a larger property portfolio.
For this strategy to work we are making the assumption that the rental return will increase over time, at a rate of between 2-3% per annum.
The most important part of this strategy is to take action. Financial independence does not happen on its own.
For this to work, you need to work.
To some of us 2 properties might not sound like a lot, to others owning 2 properties might be unimaginable right now – we need to remember that less than 20% of all investors ever get to the 2 property mark.
To achieve financial independence we need to step out of our comfort zone, face our fears, manage our time, create a clear strategy, build a team of advisors, find a mentor, surround ourselves with like minded people and take action. While these challenges are universal to all investors, the journey is our own and only we can make it happen.
So that’s our 2 Properties to Financial Freedom strategy.
We know its not complicated, but neither is investing in property. It does however require us to step out of our comfort zone, face our fears, manage our time, create a clear strategy, build a team of advisors, find a mentor, surround ourselves with like minded people and take action.

Whats the flip side?
The flip side is doing nothing, like most people do and ending up on the pension or living someone else’s vision for our lives.
This is the simplest strategy I’ve been able to create to achieve financial freedom. I know its not the only way to do it and I know 15 years doesn’t sound as sexy as getting rich quick. But for those of us who are patient, focused and have time the 2 Properties to Financial Freedom strategy is worth considering.
Please don’t get overwhelmed by this strategy.
You don’t need to do all of this straight away. In fact you don’t need to do any of it every.
The choice is yours.
The only think that matters and that you can control is to buy one quality property at a time. This means understanding where you are at right now and where you would like to be 15 years from now. It also means taking action and not freaking out during the times of the property cycle when prices go down and everyone is saying the world is never going to be the same again. Think the GFC or Great Depression.
