There are a few parts of Brisbane that are affected by floods, just like there are a few suburbs in Sydney and Melbourne that are affected by bush fires.

That said it's vital to do a flood search before inspecting any property in Brisbane.

To do a flood search, you simply jump onto the local council website and follow the links to get a flood report on a specific property (or call them).

We avoid properties that have anything over a 0.01% chance of flooding.

We also think it's important to put a due diligence clause in your contract and have your Solicitor do another flood search to make sure everything looks ok.

Successful investors understand how important that extra due diligence can be.
