1. Review the market and speak with your property manager your rent could already be $50 to $100 a week below market value right now).

2. Do a basic cosmetic renovation (e.g. paint, carpets, etc).

3. Add a granny flat (if you can in your local council area).

4. Add a bedroom or a bathroom.

5. Knock down and rebuild an older property.
