Asking specific questions whilst inspecting a property can be a great way to gather information that other buyers may not be receiving. 

You should always be asking the selling agent the following questions:

1. Why are the owners selling? What is their motivation?

2. How much did they purchase it for? And when?

3. Have you received any other written offers?

4. What are the seller's expectations around price?

Knowing the answers to these questions may give you an upper hand when it's time to negotiate.
